House Rules for Holiday Homes

1. GENERAL REQUIREMENT
1.1 Guests are granted a limited permission to occupy the Property for temporary accommodation purposes;
1.2 This is not a residential tenancy agreement under the Dubai residential tenancy legislations; and
1.3 Failure to comply with the Guest’s obligations in the Terms and Conditions may result in termination of permission to occupy the Property and eviction.
1.4 Guests and Visitors must comply with all House Rules and instructions from the Operator and security services during their stay.
1.5 Guests must notify the Operator of any disputes or complaints from neighbours as soon as is practicable.
1.6 Maximum number of Guests and Maximum permitted number of Visitors will be provided in welcoming email.
1.7 All Guests and All Visitors must be registered with Operator at least 24-hours in advance (and valid IDs should be presented to the Operator), else access may be delayed or rejected.

2. NOISE AND RESIDENTIAL AMENITY
2.1 Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm – 8am and during arrival and departure at any time throughout the occupancy.
2.2 Offensive noise is prohibited and may result in
I. Termination of permission to occupy the Property;
II. Eviction;
III. Loss of rental paid,
IV. And extra charges for security and other expenses which may be deducted from Security Deposit under the Terms and Conditions.
2.3 Guests and Visitors must not engage in anti-social behavior and must minimize their impact upon the residential amenity of neighbors and local community.

3. VISITORS
3.1 Guests are responsible for ensuring the limits set on visitor numbers is complied with at all times.
3.2 Guests are responsible for ensuring that Visitors comply with these House Rules.

4. GATHERINGS OR FUNCTIONS
4.1 The Property is not a “party house” and any such activities are strictly prohibited.
4.2 Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must
comply with all the other requirements.

5. PARKING
5.1 Guests and visitors are to comply with parking regulations and other requirements set out by Operator and show consideration
to neighbours and other vehicles.
5.2 Parking arrangements at the Property will be provided in welcoming email to the Guest.

6. GARBAGE AND RECYCLING
6.1 Guests and visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out
below) in the allocated bins, and excess rubbish must not be left in public or common areas.
6.2 Garbage and recycling arrangements at the Property will be provided in welcoming email to the Guest.

7. SECURITY
7.1 Whenever you are absent from the Property, close and lock all windows and doors to maintain security and prevent dust, rain and water damage.

8. USE OF COMMUNITY FACILITIES
8.1 The swimming pool/spa must not be used between the hours as set by the community management or Operator.
8.2 No glassware is permitted in the pool.
8.3 Guests and visitors must take all reasonable safety measures regarding the swimming pool and spa, in particular with respect to safety risks to children.

9. SMOKING
9.1 Smoking is not permitted indoors.
9.2 Smoking of shisha / hookah is NOT allowed indoors or outdoors for security reasons.

10. PETS
10.1 Pets are not permitted indoors

11. BARBEQUE
11.1 BBQ are not permitted inside ANY apartment, nor its balconies or terraces. Barbeques are only permitted in the villa(s) whereas such facility is provided by Operator in advance.

12. DAMAGES & BREAKAGES
12.1 Damages and breakages must be reported to the Operator.

13. SECURITY DEPOSIT
13.1 A security deposit is obtained from the Guest prior
to commencement of the occupancy to cover any damages/outstanding paymentss. Failure to comply with the Terms and Conditions may result in automatic charges against the security deposit by Operator.

15. COMPLIANCE
15.1 Breach of these House Rules is a breach of the Terms and conditions of occupancy.
15.2 The Owner and Operator reserve the right to terminate permission to occupy, and to evict from the Property, Guests or
Visitors who refuse to follow these House Rules or who cause a nuisance; loss of rental paid, automatic deductions from security deposits and extra charges.
