Who stands behind Deluxe Homes?
Deluxe Homes is backed by a team of hard working and dedicated professionals, with over 10+ years successful experience in Dubai’s real estate market. Our official company name is DLX Holiday Homes Rental LLC and we are pride to be one of the first licensed holiday home operators in Dubai.
Do you only advertise the properties shown on the website or you operate them?
On many property portals or classified websites, you might find different vacation apartments or summer homes for rent in Dubai, some of them advertised by their owners, some of them by real estate companies, and some by freelancers. However, according to the new regulation, only licensed operators who meet specific criteria set by DTCM can advertise and rent vacation homes in the emirate of Dubai. We are a fully licensed short term rentals operator and we manage our properties and bookings from A to Z.
Who owns the properties listed on your website?
All the apartments and villas listed on our website are privately owned properties and belong to their respective owners. We have exclusive contracts with every such owner allowing us to operate their houses for short term leases – as vacation homes.
Do we have to interact with the owner of apartment or any broker?
All the properties listed on our website are exclusively operated by us – Deluxe Homes. In every matter, you will only deal with our specialized and experienced team.
Are there any commissions or brokerage fees charged?
If you’re making your booking on our website directly (which means there are no other parties involved), then there are NO commissions and NO brokerage fees. Everything is deal and straightforward with us and prices are always mentioned before a booking is made.
However, other real estate brokers may time-to-time introduce the properties that we manage and operate to their potential clients and they might charge commissions for doing so, which is beyond our control.
How do I make a booking?
Browse properties listed on our website, select your desired dates and click on the booking button. It will sum you up the fees which are required to be paid upfront (usually the deposit), simply pay the booking charges and we’ll send you confirmation email with full details shortly. The remaining balance will be collected by cash or credit card upon physical check-in. No booking is considered confirmed until we have your deposit.
When do I have to pay for the booking?
You have to pay for your booking in full at least 15-days prior to your arrival date, or else you can pay 30% anytime earlier and the balance will be due on or before 14-days prior to check-in date. If you delay your payment we will treat your booking as canceled and our standard Cancellation Policy will apply.
What payment methods do you accept and when I should pay?
You can pay the DEPOSIT by cash (at out office), bank transfer, credit card (online payment, required authorization form to be signed) or PayPal. For the remaining RENTAL AMOUNT, we accept CASH or CREDIT CARDS, swiped upon actual check-in day.
Which taxes are added to the listed price?
Unlike hotels, we do not charge +10% municipality and +10% service charges. Apart from the rental fee, we only charge you Tourism fee as set by DTCM, which is AED 10 per night per bedroom (for standard holiday homes) or AED 20 per night per bedroom (for deluxe holiday homes).
Is there a limit to the number of guests per rental? Is there an extra charge for additional guests?
There is a maximum occupancy for each home based on the number of bedrooms they have. Unlike hotels, there isn’t a charge for an extra person; however, we do not allow more guests than what a home can occupy.
What are check-in and check-out times?
Our check-in standard time is 3:00pm and our check-out standard time is 11:00am. Please kindly contact your guest relations officer to check availability should you require earlier check-in or later check-out (extra charges may apply).
What is your minimum stay requirement?
Our minimum stay requirement is 3-nights, but it may vary depending on the actual property.
Do I need to bring my own linen and/or towels?
You do not need to carry linen nor towels. We’ll provide you with all necessary sets, along with extra linens, towels and bedding sets.
Where can I pick-up the keys for my holiday home?
Most of the information you need will be included in your Confirmation Email. However, you’ll be assigned with a designated guest relation officer who will be your one-stop source for anything you might require, please contact him directly for any issues/inquires you might have.
Do you offer airport pick-up or drop-off services?
Yes, we do offer such services for a flat one-time fee of AED 250. Our driver will meet you with a welcome signage and deliver you to your property.
Is there a complimentary Wi-Fi in my short-term apartment?
Yes, all our short-term holiday homes are equipped with complimentary internet connection.
What is usually included in the holiday home I’m going to stay in?
Your accommodation will be equipped with bedding and pillows, crockery, cutlery, cooking utensils, full set of towels, linens, bed covers with spares, safe box, ironing board and iron, hairdryer, washing machine/dryer, flat screen TVs, DVD players, free cable TV. Some properties have a coffee machine, toaster and microwave. We may advise you to bring plug adapters.
Do you have any homes that allow pets? If so, is there a pet damage deposit and is it returnable?
In most of our units, pets are not allowed. However, if you require such accommodation, please contact us first to check for availability.
Do you have any homes that allow smoking?
Smoking is not allowed inside all apartments and villas. However, many houses have balconies or terraces outside where you can smoke.
What is the check in process?
Currently, upon confirmation of your reservation, we email instructions directly to you with home information (address, location map, facilities, etc.). We also require a passport copy or Emirates ID (if you’re a resident in UAE) from the party checking in (similar to a hotel check-in).
